Thanks y'all for your insightful responses. I almost forgot, I'm from Texas btw. Hopefully before this month ends, I'll be able to find a great deal. But for the meantime, I'll be looking round the forums.

Where in Texas are you from I am in The Colony,TX 20 miles north of Dallas. My great grandfather was the town founder of Valley View, TX 20 miles south of the Oklahoma boarder on I-35.
